Gather your family and friends for a North Yorkshire holiday to remember. Situated in a serene area in the countryside, this detached farmhouse with a spacious garden and conservatory offers a multitude of areas to socialise and relax. Just a mile north of this holiday home is the River Tees, a lovely spot for afternoon strolls or picnics by the water.

Retaining much of its original charm, the living room is a cosy haven with a selection of soft seating and an impressive fireplace with a crackling wood burner at its heart. When you need a little quiet time, the snug is the perfect place to retreat with a good book, surrounded by calming neutral colours and pretty views out to the garden.

When it’s time to whip up a delicious feast for dinner, you’ll find everything you need in the kitchen with a breakfast bar for helpers. Next door, the dining room features a table and chairs for six ensuring space for everyone to sit and tuck in.

The first floor is home to the three bedrooms, starting off with a luxurious king-size bedroom with an en-suite shower room, decorated in a lovely country style. A further double and twin room complete the sleeping arrangement.

When the sun is shining, the garden is a fabulous place to enjoy an al fresco lunch or watch the sunrise. The garden room offers shelter in wet weather whilst still offering beautiful garden views of the colourful flower beds and pond. In addition, a private field is available for dogs to run or for children to play.

Make time to visit the North Pennines AONB and you won’t be disappointed. Situated 23 miles away, High Force Waterfall is one of the most beautiful places to visit within the AONB, with a spectacular 21m drop into the plunge pool, surrounded by whimsical woodland that feels like it’s been pulled straight out of a fairytale. Discover the ‘gateway to the Dales’ with a day out in Richmond (11 miles) where you can admire the Georgian architecture and find yourself in a foodie haven at all times of the day.

Barnard Castle (8 miles) is a historic market town recently listed as one of the ‘top 10 rural places to live in the UK’. On the fringe of the Yorkshire Dales, there is a host of boutique shops, cafes and pubs to explore. The excellent Bowes Museum is here and is well worth a visit, and, as the name would suggest, there's an English Heritage castle to discover, too.

Other nearby attractions include Eggleston Hall and Gardens (14 miles) which has a great cafe on-site, Raby Castle at Staindrop (8 miles) and Auckland Castle (16 miles) - all excellent options for days out. Barnard Castle is also within easy reach of Richmond (11 miles), another historic market town with much to offer the discerning holidaymaker. Explore the cobbled market square or head up towards Richmond Castle for a slice of Yorkshire history.

It is also the perfect location if you enjoy walking with myriad beautiful routes nearby including three local reservoirs, the High and Low Force waterfalls, and Hamsterley Forest. It's also a superb location for mountain biking if you want to bring your bikes along.

Lovely quiet location but close to some great sites to visit - Hadrians Wall, castles aplenty, Bowes Museum, Jervaulx Abbey, exhilarating riverside walks - and many more. All mod cons, beautiful scenery - and within easy reach of good local pubs and restaurants.

WOW! What an amazing cottage. We predominantly holiday at large detached properties & East Middleton is among the very best weve been fortunate to have stayed at. The generous welcome pack, along with the Easter treats were very much appreciated by both us & the dogs. We werent expecting the views to be so good so that was a pleasant surprise. NeveRead morer seen the dogs so excited about a field before, straight out the door towards it every day & had to bribe them to come back home. Hide

East Middleton is an excellent property, full of original features and modern comfort. Sara & Phil have created a beautiful house with plenty of space for two & four legged guests. We had a really enjoyable stay. The house was comfortable and everything decorated and finished to a very high standard with wonderful views of the countryside. We loved the peace and quiet and it was ideal for visiting local places of interest. Our dogs were also welcome and loved the surrounding area. We would definitely stay again.

The house is perfect, and its location is just stunning. Having fields for our reactive dog to run off lead was great. Everything about the house encourages relaxation, and we really only went out for shopping and a day trip to Richmond. Sara was very helpful before our stay with advice on access for a visitor with limited mobility, helpfully left Read morea crate in case we went out without the dog, and checked everything was ok. The farmhouse was stunning and the location so peaceful and quiet we absolutely loved it . We spent time outside , evenings cooking over the fire pit . There was plenty of space for all of us , some lovely walks not too far away . Lovely base to spend the week relaxing and exploring .

Beautiful cottage and surrounding, extremely peaceful with no noise except the birds. Dogs loved the fields next to the house. What can I say. This is a beautiful little gem of a cottage. The most dog friendly and clean cottage we've ever stayed in. Sara was so lovely. Nothing was too much trouble. Walks from the door. The paddocks were great for the dogs. Even they have the holiday blues! We shall be back next year

a very nice place to stay views are fantasic, the house has eveything all bed rooms ensuite evey one of them has views of the grounds,plenty of rooms to sit and enjoy the quietness ,a grerat kitchen, wifi freeview amazon ect. This cottage exceeded our expectations- beautifully renovated and welcoming for both us and our dogs. The welcome hamper was exceptional and included a gift for the dogs!
