This stunning two-bedroom luxury holiday cottage is set within the gorgeous Nidderdale Area of Outstanding Natural Beauty. With its elevated hill-top position the views from this cottage are breath-taking. A superb barn conversion which has seen this old character-filled building transformed into an exceptional holiday cottage. Step inside to find a generous open-plan living area, kitchen and dining room. There is a real sense of elegance throughout, where classic and contemporary styles combine to create a peaceful and stylish look.

In the lounge you'll find plenty of handsome armchairs and a comfy sofa to sink into each evening. There is also a Smart TV, Freeview, i-Pod docking station, Wi-Fi and board games to keep you entertained. Underfloor heating keeps you nice and toasty whatever the time of year. The large kitchen is the perfect place for cooking and entertaining. There are all the usual mod cons including a dishwasher, washer dryer and large fridge freezer. You will also arrive to a complimentary breakfast box with everything needed for a delicious cooked breakfast.

Both bedrooms are upstairs and boast fabulous bespoke head boards and large en-suite bathrooms. The first of the bedrooms is statement in style, with accents of grey and gold. The bed is dressed in the finest cotton linen and can be set up as a super-king or a twin and the vaulted ceilings give the room a spacious feel. The en-suite bathroom features a bath, perfect for those lazy dips after a long days sightseeing, and there is a shower overhead. The second bedroom has a touch of glamour with its statement lamps and sublime views from an arch-shaped window. The en-suite in this room also has a bath and shower overhead. Both bedrooms are a generous size and include sofas and TVs if you fancy retreating to your room for some quiet. For your convenience, there is also a separate cloakroom on the ground floor.

Outside this splendid cottage you'll find a beautiful courtyard garden with magnificent views down the valley. Settle down on the patio furniture for lunch with a view or wander out here for your morning coffee. It's a gorgeous place to just sit and watch life go by, with only the sound of birdsong for company. And if you fancy a spot of outdoor cooking, there's also a BBQ available.

There is an endless choice of local attractions and stunning natural sights within easy driving distance including the fabulous Brimham Rocks and famous Three Peaks of Whernside, Ingleborough and Pen-y-Ghent. And with miles of stunning walks and mountain bike trails literally from the doorstep, the cottage is heaven for lovers of all things outdoors.

There are numerous charming Yorkshire towns and villages close by including Pateley Bridge (5 miles) and Ilkely where you'll find among other delights the oldest sweet shop in England, restaurants and some quintessentially Yorkshire tea-rooms. Indulge in a spot of lunch in town before a pleasant stroll along the River Wharfe. No trip to this corner of Yorkshire would be complete without a day out in Harrogate. Beautiful property, gorgeous location, lovely place to curl up in on a cold evening (we stayed in October!). Very well appointed - bed linens, towels etc are hotel standard and the welcome pack was delicious. We will be back!

Really enjoyed our break at Bay Tree Barn, lovely views, nice & warm, lovely clean comfy beds, fully equipped, you definitely need a car, lovely walks just a few miles away which can easily be reached within less than a hours drive, Pately Bridge is a lovely village

The Nidderdale area is truly beautiful and there are lots of places to visit. We had exceptional weather and saw the area at its summer best.

This is a lovely place to be. The facilities are very good, the house had all the equipment I could need except a potato peeler! The beds are comfortable, the linen and pillows good. You can just move in.

the owners were extremely helpful and kept there distance. High Barn was a delight to stay in. A wonderful home. Not like the normal bog standard cottage with no pictures and no ambience. Beautifully decorated and the views were amazing. One of the best we have ever stayed in.

A beautiful cottage and very comfortable. The beds were fabulous, lots of hot water and the heating system excellent. We had a few issues when we first arrived but they were addressed really quickly. Kim and Mark couldn't have been more helpful. We could hear lapwing and curlew from our bed and the views are amazing. A stunning cottage, really good size. We picked it because of the two, equally lovely bedrooms, both en suite and the fab living area. The downstairs was very spacious and cosy. The best bit about the downstairs was its a big combined kitchen/dining/sitting area. This meant we could be together- especially whilst one of us was cooking- the chef wasRead morent boxed off alone in the kitchen. What a beautiful cottage, fantastically furnished with everything you could possibly wish for. Extremely clean and the beds are huge and really comfortable. Kitchen superbly equipped and well laid out. Kim and Marie are extremely helpful and friendly and are their when you need them. We have stayed in many cottages of very high standards and BRead moreay Tree is up with the best of them. We had many lovely days out, even at the end of January with some fantastic walks - the local area is lovely with plenty to do. Little villages are lovely in particular Pateley Bridge and Grassingham, lots of excellent butchers and bakers selling scrummy food.
