This exceptional three-storey family holiday home with a hot-tub is set in a pretty village called Sutton-on-the-Forest, less than 10 miles from York. With its generous open-plan living areas, large garden and little extra touches, this is the perfect luxury property for those special get-togethers with family and friends. And there's a gorgeous little village pub just a stroll away serving excellent pub grub, what more could you ask for!

A handsome four-bedroom holiday home that's just made for luxury family holidays to North Yorkshire, it boasts elegant and contemporary style throughout, every modern convenience is in situ, allowing you to just relax and enjoy your holiday. At the heart of the home is the large open-plan living area set to the rear of the house. This bright and light-filled space is home to an informal lounge, kitchen and dining area. In the lounge you'll find a super-sized L-shaped sofa with room for the whole family. Settle down and enjoy a board game together or catch a movie on the TV/DVD with subscription channels; remember to bring your own DVDs along to watch. It's the perfect family-friendly space to unwind and recharge. For those who like a little quiet-time there's a cosy little snug area leading off from the lounge, squirrel yourself away in here with a cuppa and one of the glossy magazines and unwind. There's also a separate study if you need to catch up on some work - also good if you have teenagers in tow studying for exams.

At the other end of this room is the kitchen and dining area. The contemporary kitchen has every mod con including an American-style fridge-freezer, dishwasher, range cooker, wine cooler and boiling water tap. The kitchen looks out onto the open-plan space so you can cook and entertain without feeling left out. A breakfast bar and stools offer just the spot to enjoy a pre-dinner glass of bubbly. The dining table seats eight and sits directly in front of large bi-folding doors. In the summer months, it's such a delight to throw open the doors and enjoy the sights and sounds of the garden whilst you dine. The soundbar is all at hand to provide a choice of back-ground music. Elsewhere, there's also a further utility room housing a washing machine / dryer and undermounted sink with pull out spray taps - very useful for muddy boots if you've enjoyed a walk in the Hambleton Hills. This room sits next to the handy downstairs loo.

Towards the front of the house is the formal sitting room - a gorgeous room featuring a cosy wood burner set within a stone hearth. When the kids have gone to bed catch up by the fire over a bottle of something nice. There's an additional TV in there if you fancy chilling in your PJs with a movie.

All of the bedrooms in Birch House are upstairs: three of them on the first floor and the final bedroom on the second floor. Bedroom one is set at the top of the house on the second floor. This spacious room is set in the eaves of the house and features a super-king-size bed to retreat to each evening. Three large skylight windows offer far reaching views across the North Yorkshire countryside. There's a coffee machine and water provided for you up here, there's also a TV if you feel like relaxing in your room for a bit. This bedroom also has exclusive access to a shower room and WC on this floor. Bedrooms two and three are on the first floor and both have zip-n-link beds which can be made up as super-kings or twins singles. Please specify your preference when booking. Bedroom four is also on this floor and is a comfortable double. The stunning family bathroom sits near to bedrooms on the first floor. Boasting a fabulous free-standing bath and large monsoon walk-in shower, this bathroom is just gorgeous. Enjoy a long relaxing soak in the tub at least once during your stay to refresh for your next action-packed day.

There is lots to love outside this large luxury holiday home too. To the rear is a large garden lawn with a stone terrace for al fresco dining. Elegant outdoor furniture is provided for those balmy sundowners, and a hammock provides a comfortable spot for an afternoon snooze. There's also a fabulous hot tub to enjoy with outdoor lighting via remote control.

Dogs fees are charged per dog at £20.00 for up to 7 nights, £40.00 for up to 14 nights and an additional £20.00 for every week or part week thereafter.

This exemplary property is set in a charming little North Yorkshire village called Sutton-on-the-Forest. Perfectly positioned to visit the very best of North Yorkshire, found sitting in an area called the Hambleton Hills. A designated Area of Outstanding Natural Beauty since 1987, this land of lush pastures and woodlands plays host to grand country houses, atmospheric ruins and handsome market towns.

The village itself is a charming little place, very typical of this area of Yorkshire. Just a short stroll away you'll find a super little village pub serving up top quality pub food. Perfect if you don't want to get in the car for dinner. There's also tearooms in the village which opens in the summer and a gin distillery which offers gin tasting open days at the weekend. Families will enjoy the very pleasant circular walk through the village to the playing fields and playground, coming back through woodlands. Nearby you'll find the equally delightful village of Sherriff Hutton (5 miles) which offers pubs, a local store, an excellent wine shop and a delightful delicatessen - perfect for a spot of lunch. There's also an award-winning Lavender farm, with its deer and sculpture park, tearoom and gift shop it's a great day out for all ages. Be sure to visit Castle Howard is 11 miles away, a must during your stay. There are some lovely walks nearby and some serious hiking in the North York Moors National Park just a short drive away.

The beautiful market town of Helmsley is within easy reach and is well worth a visit. York is a must-see destination, there is even a bus stop just beside the house where you can hop on a direct bus to York every hour. This stunning medieval city is packed with independent shops, cafes and restaurants and offers some of the best sightseeing in the country. Marvel at York Minster, mooch around the cobbled streets, take a walk around the historic city walls or enjoy a drink at one of the bars by the river. Its compact enough to see in a day, but you'll want to go back time and time again. It’s also a very family-friendly city with lots to do with the kids.

What a fantastic place! We had the most wonderful weekend for a friend's 60th birthday and we knew what a find this was as soon as we stepped in. Easy access to York via bus/car/taxi a couple of restaurants very near and a brilliant experience at the local gin distillery (evening event).Many thanks to Sara and Gorgeous cottages!Karen

We booked this cottage for my 30th birthday and absolutely loved it. We felt really comfortable and it felt homely as well as luxurious at the same time. There was everything provided that you could possibly need for a break away plus more. There was lovely touches such as a hamper full of goodies and toiletries and chocolates on each bed. The hot Read moretub was great too! We will definitely be returning and I imagine in the summer months it is gorgeous with lots of outside space to use. Hide

We all had a lovely weekend and the owners left us a lovely hamper of food and drink which was a nice touch.If I had to be picky the pillows in some of the rooms were very solid and one of the outside lights at the back kept tripping the electric.All in all I would Reccomend this house to friends

I had an amazing weekend at Birch House in York. The house was beautiful and each bedroom was perfectly set out ready for each guest couple. I was leader of a group of 8 and this accommodation was great for that. The hot tub was an essential part of our stay and added fun/relaxation to our trip. Sara was lovely and helpful, she even left a bottle oRead moref Prosecco on our arrival plus a birthday cake for my birthday. York was a 20 min taxi journey away but we picked this accommodation as a get away so this wasnt a problem for our group. I would recommend this accommodation to anyone and there was already 2/8 the guests wanting to book again for their family. Overall an incredible weekend in this luxurious home.
