Situated in Nidderdale AONB, this property enjoys an idyllic rural location surrounded by the peaceful fields of the owner's farm and the surrounding countryside of the Washburn Valley. The property is ideally situated for those who enjoy walking, with the reservoirs of Swinsty and Fewston within 5 miles and an abundance of picturesque walks straight from the doorstep. The vibrant city of Leeds with its excellent range of shops lies just 15 miles away, whilst the spa town of Harrogate is even closer, just 9 miles to the east. Enjoy fantastic day trips to Bolton Abbey (13 miles), and Fountains Abbey (18 miles) or explore the fascinating Brimham Rocks (10 miles).

Three external steps lead up to the front door of this single-storey property, which opens directly into the attractive open-plan lounge/kitchen/diner. A dining table sits in the centre of the room and the kitchen area has been thoughtfully equipped with everything you could need. A doorway leads from the living space to a corridor where you can access the two bedrooms. A single step leads up to the first bedroom, the attractive master with its king-size bed and co-ordinating furnishings and TV. The en-suite bathroom has been lovingly finished and offers a sumptuous slipper bath. The second bedroom is a spacious triple room with a Smart TV; there’s a second king-size bed alongside a single. This room has been finished to the same high standard as the rest of the cottage and boasts an en-suite.

To the front of the property, there is an enclosed garden area that offers patio seating next to a pond and a small stream. At the side is a stylish covered area with dining furniture and a gas BBQ for al fresco dining in the summer sun. There is also beautiful colour-changing ambient lighting and a flame-effect heater to keep you nice and snuggly in the cooler evenings. You can play some music through the Bluetooth speaker or watch the Smart TV as you relax in your very own private hot tub where you can also marvel at the stunning location surrounding you.
