Welcome to Birch House, a beautiful 3-storey family holiday home with a hot-tub set in a pretty village less than 10 miles from central York. With its generous open-plan living areas, large garden and little extra touches, this is the perfect luxury property for those special get-togethers with family and friends. And there's a gorgeous little village pub just a stroll away serving excellent pub grub, what more could you ask for!
Recently refurbished throughout, Birch House is a handsome 4-bedroom holiday home that's just made for luxury family holidays to North Yorkshire. With a contemporary elegant style throughout, every modern convenience has been thought of, allowing you to just relax and enjoy your holiday. Let's explore.
At the heart of the home is the large open-plan living area set to the rear of the house. This bright and light-filled space is home to an informal lounge, kitchen and dining area. In the lounge you'll find a super-sized L-shaped sofa with room for the whole family. Settle down and enjoy a board game together or catch a movie on the 40inch SMART TV with Netflix. A DVD player is also available if you want to bring your own favourites.
It's the perfect family-friendly space to unwind and recharge. For those who like a little me-time there's a cosy little snug area leading off from the lounge, squirrel yourself away in here with a cuppa and one of the glossy magazines you'll find in the house. There's also a separate study if you need to catch up on some work - also good if you have teenagers in tow studying for exams!
At the other end of this room is the kitchen and dining area. The contemporary kitchen has every mod con including an American-style fridge-freezer, dishwasher, range cooker, wine cooler and boiling water tap. The kitchen looks out onto the open-plan space so you can cook and entertain without feeling left out. A breakfast bar and stools offer just the spot to enjoy a pre-dinner glass of bubbly.
The dining table seats 8 and sits directly in front of large bi-folding doors. In the summer months its such a delight to throw open the doors and enjoy the sights and sounds of the garden whilst you dine. The Bluetooth soundbar provides your choice of back-ground music.
There's also a further utility room housing a washing machine / dryer and undermounted sink with pull out spray taps - very useful for muddy boots if you've enjoyed a walk in the Hambleton Hills. This room sits next to the handy downstairs loo.
To the front of the house is the formal sitting room. A gorgeous room featuring a cosy wood-burner set within a stone hearth. When the kids have gone to bed catch up by the fire over a bottle of something nice. There's an additional 49inch TV in here if you fancy chilling in your PJs with a movie.
All of the bedrooms in Birch House are set upstairs, 3 of the first floor and the final bedroom on the second floor. Bedroom 1 is set at the top of the house on the second floor. This spacious room is set in the eaves of the house and features a super-king size bed to retreat to each evening. Three large skylight windows offer far reaching views across the North Yorkshire countryside. There's a coffee machine and water provided for you up here, there's also a TV if you feel like relaxing in your room for a bit. This bedroom also has exclusive access to a shower room and loo on this floor.
Bedrooms 2 & 3 are on the first floor and both have zip & link sized beds which can be configured as super-kings or two full size singles as preferred. Please note they will be configured as standard as one super-king and one twin room, unless you specify otherwise. Bedroom 4 is also on this floor and has a comfortable double bed.
The stunning family bathroom sits next to bedroom 4 on the first floor. Boasting a fabulous free-standing bath and large monsoon walk-in shower, this bathroom is just gorgeous. Enjoy a long relaxing soak in the tub at least once during your stay making use of the luxury Noble Isle toiletries.
There is lots to love outside this large luxury holiday home too. To the rear is a large lawned garden complete with a stone terrace for al fresco dining. Elegant outdoor furniture is provided for those balmy sundowners, and a hammock provides a comfortable spot for an afternoon snooze. There's also a fabulous hot tub to enjoy with outdoor lighting via remote control.
If you fancy striking out to explore the nearby countryside take advantage of the house picnic basket and make a day of it.

Birch House is set in a charming little North Yorkshire village just 8 miles North of York. Perfectly positioned to visit the very best of North Yorkshire, Birch House sits in an area called the Hambleton Hills. Designated an Area of Outstanding Natural Beauty in 1987, this land of lush pastures and woodlands plays host to grand country houses, atmospheric ruins and handsome market towns.
The village itself is a charming little place, very typical of this area of Yorkshire. Just a short stroll away you'll find a super little village pub serving up top quality pub food. Perfect if you don't want to get in the car for dinner. There's also a little village tearooms which opens in the summer & a Gin Distillery which offers gin tasting open days at the weekend. The village is also home to an authentic Italian restaurant. Families will enjoy the very pleasant walk through the village to the playing fields and playground, coming back through the woods.
Nearby you'll find the equally delightful village of Sherriff Hutton which offers two pubs, a local store, an excellent wine shop and a delightful upmarket Deli/Cafe called Quarmby's - perfect for a spot of lunch. There's also an award-winning Lavender farm, with its deer and sculpture park, tearoom and gift shop it's a great day out for all ages. And Castle Howard is just a few miles away, a must during your stay.
There are some lovely walks nearby and some serious hiking in the North York Moors National Park just a short drive away. The beautiful market town of Helmsley is within easy reach and is well worth a visit. If you fancy a little pampering you'll find the Verbena Spa here; perfect for a little me time indulgence! There are also several Michelin-starred restaurants close by including the famous Black Swan at Oldstead, recently named the best restaurant in the world!
Birch House is just 15 minutes' drive from central York, a must-see destination on any holiday to this area. There is a bus stop just beside the house where you can hop on a direct bus to York every hour. This stunning medieval city is packed with independent shops, cafes and restaurants and offers some of the best sightseeing in the country. Marvel at York Minster, mooch around the cobbled streets, take a walk around the historic city walls or enjoy a drink at one of the bars by the river. Its compact enough to see in a day, but you'll want to go back time and time again. Its also a very family-friendly city with lots to do with the kids.
You're also close to Castle Howard and the Yorkshire coast, so lots of choice for day trips.
