Property code: G0122

Set in a peaceful little village on the cusp of Wensleydale, this spacious and warm family holiday home sleeps up to eight people comfortably and you will love the generous living areas, secluded private garden and gorgeous uninterrupted views of the Yorkshire countryside. With a pub within a 5-minute stroll, this lovely property is the perfect option for family get-togethers and special celebrations.

Approaching this handsome stone-built house, you immediately appreciate that this is a solid and welcoming home. Step inside to discover a generous interior that lends itself perfectly to larger groups. Downstairs, the heart of the home is the beautiful open-plan kitchen and garden-room dining area. Heated flagstone flooring runs all the way through, connecting the space in a pleasing way.

The traditional kitchen offers heaps of work surface and has well-equipped cupboards and a lovely big dresser stocked with everything you'll need to rustle up a hearty family dinner. There's a TV in here with a breakfast bar for perching on with a glass of bubbly. An electric AGA keeps everything toasty (Mary Berry's AGA cookbook is a welcome addition!) with an additional combi microwave/oven and dishwasher provided for your convenience. A separate utility houses the washing machine and dryer.

Dining in the garden room is a real pleasure with views out across the garden and countryside beyond. French windows at the end of the room lead out onto a stone patio in the garden. There is ample room for eight people to dine at the large table, and at the other end of the room, you'll find a cosy snug area complete with candles and board games - perfect for a spot of after-dinner relaxing. There's an iPod Dock and sound system in here so you can dine to your favourite music.

Further internal French doors lead into the spacious sitting room. Boasting an open fire to curl up by and a choice of comfy sofas and easy chairs, mosey in here for a lazy Sunday afternoon watching a movie together. There's a Smart TV with DVD in here if you've brought some of the kid's favourites. Wi-Fi is provided and there's also a piano to tinkle on for some traditional entertainment. If the children need their own space from the adults (or vice-versa), there's an additional games room at the front of the house which comes complete with a TV, DVD, X-box and games, with bean bags to chill on. There's also a handy downstairs shower room and WC off the entrance hall.

All of the bedrooms in the house are upstairs. The spacious master bedroom sits to the front and features a king-size bed and views towards the village. This room also boasts a generous en-suite shower room. The second bedroom is another spacious double room, this time with glorious views out across the garden, paddock and countryside beyond. The third room is a charming twin with two full-size beds, and finally, you'll find the fourth bedroom at the rear of the house; a sweet room with a trundle bed which can be set up to sleep two adults very comfortably. The bathroom is also up here, another large room complete with a bath and shower overhead.

One of the loveliest things about the property is its beautiful mature garden. In addition to a sheltered patio with plenty of garden furniture, you'll also discover a lawned garden with a further mini-terrace at the rear of the garden. This spot is just perfect for that afternoon tipple with its gorgeous views of the paddock and rolling green Yorkshire scenery beyond. A Weber BBQ is available for those balmy summer evenings too and the children will love the back garden.

The owners 3 acres of paddock and fields to the rear are available for guests to use, perfect if you need the kids to blow off a bit of steam. You may even have a visit from the owner's friendly horses coming to say hello over the fence! The large garage provides ample secure storage for bikes and there is off-road parking for up to four cars.

The house is set in a sleepy little village close to the town of Bedale on the cusp of Wensleydale. There's a village pub under a 5-minute stroll away which offers delicious pub grub, with lots of other well-regarded gastro pubs within easy driving distance. There's also a Deer Park a short walk from the house, where you can see Deer roaming freely in the park for most of the year.

Beyond the village, the attractive town of Bedale (4.5 miles) is worth a visit. Stop for a coffee before making your way around the town's antique shops. There's also a swimming pool here, a great rainy-day option if you have little ones with you, and nearby Catterick Garrison (6 miles) has a cinema too. In the opposite direction, you'll find the charming market town of Leyburn (9.5 miles) where you’ll find traditional shops, pubs and cafes all gathered around the handsome town square, which hosts a busy market every Friday. Leyburn is also home to the biggest auction centre outside of London if you fancy picking up a bargain. The nearby historic town of Richmond (8.5 miles) is similar in many ways and has a lovely setting along the River Swale.

There are lots of other pretty villages and stunning natural sights all within close range of the house. Aysgarth Falls and Bolton Castle are both under 17 miles away and the picturesque villages of West Burton and Askrigg are within 21.5 miles, so an abundance of choices for things to do if you want to get out and about. If walking is your thing, the Yorkshire Dales are something of a walker's paradise with many beautiful walks from your doorstep. And there are plenty of options for cycling too in Tour De France country.

Fantastic family holiday over New Year. The house is spacious, beautifully decorated with plenty of hot water and comfortable beds. Although initially scared, we rose to the challenge of using an electric Aga and produced competent cakes, and a full roast dinner. Aga cookbook was really helpful, thanks. The Greyhound Inn is less than 5 minutes walkRead more and we also ate there 3 times (in 7 days). Recommendations for walks and appropriate guide books were comprehensive as was the detailed house guide. Hide

Had a wonderful family get together at Rowan House, everything we needed for 6 adults. Arrived to a wonderful hamper which was a nice surprise, including local produce. Situated close to lovely towns and places to visit. Enjoyed the food at the Greyhound, a must for Sunday lunch. Would recommend this property.
