Situated within a few miles of the glorious North York Moors, this splendid barn conversion features a sauna, hot tub, pool table and fantastic rural views making it a fabulous family holiday home.

Situated on the cusp of the North York Moors National Park, this a stunning barn conversion has the wow-factor at every turn, from the fabulous open-plan living space with its 6' pool table and wood burner to the hot tub, barrel sauna and outdoor shower in the garden. The icing on the cake is the panoramic views of Roseberry Topping and the Cleveland Hills. Sleeping up to seven people in three generous bedrooms, this is the perfect choice for families and groups of friends looking for somewhere extra special.

Bright, contemporary and spacious throughout, every room in this luxurious holiday home has been thoughtfully designed for maximum comfort and enjoyment. Step inside to discover a large open plan living space with wooden flooring throughout, home to the lounge, kitchen and dining areas. Make your way over to the lounge first to find a huge L-shaped sofa to stretch out on. A super-sized modern wood burner keeps everything warm and cosy here, in addition to the full central heating. For your evening entertainment, there's a SkyTV with surround sound, so you can enjoy those family movies to the max. There's also a Blu-ray DVD and an extensive Blu-ray DVD library available, including lots of options for little ones, so one less thing to pack! There's also a Bluetooth soundbar so you can provide your own soundtrack from your iPhone. When you feel like some offline family fun, challenge each other to a game on the 6' pool table. There are lots of other board games and books to enjoy too.

At the opposite end of the open-plan space is the kitchen, a good-sized area which includes all of the usual mod cons; an American-style fridge/freezer, dishwasher, ceramic hob and oven, microwave and coffee machine. Pick up some local produce from the excellent local butchers/green-grocers in nearby Stokesley and rustle up a hearty Yorkshire dinner. You'll find the kitchen well stocked with all the utensils and equipment required. Child-safety locks on the cupboards with hazards provides extra peace of mind.

The dining table sits next to the kitchen and is a pleasant spot to dine whatever the time of day. Seating up to six guests comfortably, it also extends to seat more people if required. This chunky oak table is just made for making memories around.

Time to explore upstairs. Parents and dog owners will appreciate the stair-gates at the bottom and top of the stairs, helpful to keep little legs and furry ones from exploring where they shouldn't! The property boasts a utility room complete with a washer/dryer, vacuum cleaner, ironing board, iron, additional double air bed, gazebo and picnic set. The utility room can also double up as storage for bicycles.

All of the bedrooms in the property are upstairs and each one is equipped with SkyTV. Bathrobes and slippers are also provided for all adults in each of the bedrooms.

The first bedroom, the Stag Suite, is set at the western end of the house and will sleep up to three people. This generous bedroom features a super king-size bed, which can also be made up as two full-size singles if required. There is a further full-size pull-out bed below which can sleep a child or adult as required. A glass Juliet balcony affords uninterrupted views across the grounds and countryside beyond. Enjoy a few quiet moments on the sofa in here, taking in the view and wonderful sunsets.

Bedroom two is a sweet twin bedroom which looks out to the rear of the property. It's perfect for little ones, with a toy box to discover. This room is equally suitable for two adults as the beds can be converted to a king-size if preferred. In addition to the SkyTV, there's a Blu-ray DVD in here along with Netflix.

The final bedroom is known as the Hare Suite, a stunning large room with windows on three sides, offering a panoramic view of the surrounding countryside. A further glass Juliet balcony in this room leads the eye directly across to Roseberry Topping. This room has a huge super king-size bed, a walk-in dressing room and a stunning en-suite wet room. This room has SkyTV . There's also a sofa in this room which sits under a gorgeous image of the Topping. This is a bedroom you just won't want to leave!

Upstairs is also home to the family bathroom which sits between bedrooms one and two. This bathroom has a deep bath to sink into each evening, in addition to a large walk-in shower with a monsoon shower head. There is a further handy loo downstairs to the side of the kitchen. There is much to love outside this property too. Bi-folding doors in the living area fold right back to join the indoors with the stunning outdoor deck area. Out here, you'll find a Western Red Cedar barrel sauna, hot tub and outdoor shower. The views from the hot tub are just heavenly, grab a glass of bubbly and enjoy the sunset. There's also a patio table and chairs, as well as a Smokey Joe charcoal BBQ, so you can make the most of those balmy summer evenings. The garden is fully enclosed and made secure for little ones as well as dogs. For those of you who enjoy cycling, secure lockable storage is available. The owner is happy to drive you to local cycling routes in his land rover when available.

The property welcomes up to two dogs. If you are bringing the family dog, you'll find them very well catered for. They have their own little house under the stairs with a doggie chaise longue!

Parents and dog owners should note that the garden is fully enclosed. However, within the extended property grounds there are paddocks with horses, sheep and lambs and a duck pond, so children and dogs should be supervised at all times.

The property has a stunning location, set in open countryside with views across the fields to Roseberry Topping. Its tucked away down a private lane and shares 27 acres of grounds with the owner's farmhouse next door. There are walking and cycling routes from the doorstep with bridleways running across the land. Enjoy a circular route around the farmland leading you down through an orchard and back up around the duck pond.

2.4 miles away is the charming market town of Stokesley. Hosting a market every Friday on its handsome cobbled square, this Georgian town offers a host of independent shops, cafes and restaurants to try. The neighbouring village of Hutton Rudby (3 miles) is also well worth a visit. This picture-postcard village offers several pubs including an excellent dining pub to try during your stay. And just 9 miles from the cottage is the idyllic Yorkshire village of Great Ayton. Set beside a meandering river it was once the boyhood home of Captain James Cook.

The village sits at the foot of the much-loved local landmark Roseberry Topping which gives the barn its name. Challenge yourself to make it to the very top and be rewarded with breathtaking views of the Cleveland Hills and beyond. Heading in the other direction takes you into the North York Moors National Park. Designated an Area of Outstanding Natural Beauty in 1987, the lush pastures and woodlands of the western Moors play host to grand country houses, atmospheric ruins and handsome market towns.

There are some stunning walks right from your doorstep, and you are just a few miles from the famous Cleveland Way. We also recommend heading up towards Osmotherley and walking around Cod Beck (10 miles away), a very pleasant and relatively easy circular walk around a reservoir. It's perfect for dogs.

The beautiful market town of Helmsley is within 23 miles and is a must on any visit to this area. If you fancy a little pampering, you'll find the Verbena Spa here; perfect for a little indulgence. You're also close to Castle Howard (35 miles) and York (43 miles), as well as the North Yorkshire coast, so lots of choice for day trips. You'll find plenty of guides and leaflets in the property to help you plan your stay.

Spent a lovely week at Roseberry View. Jackie and Peter cannot do enough for you. The property is well maintained and secluded. It's like a home from home. It has all you need. Lovely welcome basket including bread, cake, chocolates and biscuits (and also milk, butter and wine in the fridge) was most appreciated. From the start, during and at the end of our stay we couldnt ask for a more lovely property or more attentive owners. We had an amazing time at Roseberry View - we were welcomed with a beautiful hamper and fresh flowers which was a lovely touch to our stay. This was a truly amazing cottage, and has everything you could possibly need, from mixing bowls to cheese graters to a coffee machine, American-style fridge-freezer, and even cake tins! Fresh flowers, wine and other local products awaited our arrival, and the dogs had the most amazing "dog house" area with their own couch. Adults and children alikeRead more spent many an hour playing "killer pool", and the hot tub was a huge hit, benefitting from a beautiful view of the surrounding countryside. The bedrooms were very generously sized, and all had lovely countryside views. We also made use of the barbecue and again every attention to detail had been made, even the provision of blankets for when the outside air turned chilly. This is an ideal location for walkers, with walks starting from the cottage itself. The Cleveland Way is close by. Having access to a washing machine was a nice touch, especially when coming home in muddy trousers from walking. Within the cottage you will find the relevant OS map, as well as lots of other books on the local area, cookery books, novels and children's books. Plenty to keep you occupied. Despite its rural location, Stokesley is very close by and has all the amenities you would need including a Co-Op. The hosts, Peter and Jackie, could not be more accommodating and were helpful advising on points of interest, as well as ensuring our stay was as comfortable as possible. Would definitely return. They really do want you to have the best stay that is possible.
