Welcome to Lawn House, a truly unique and utterly fabulous Grade II listed Georgian Manor house set in an idyllic location in the Yorkshire Dales National Park. Boasting its own private river frontage on the banks of the river Swale and a waterfall running through the gardens, this magnificent property is made for those special get-togethers and memorable family celebrations. Lawn House has recently been completely refurbished transforming this beautiful period building into a stylish and elegant home. Farrow & Ball colours and contemporary styling brings the building to life and creates a gorgeous blend of comfort and grandeur.
Approached via a secluded lane along the river, your first glimpse of the handsome Georgian exterior is a real joy. Beautiful sash windows and an arched doorway invite you into a large and impressive entrance hall. Yorkshire flagstones underfoot lead you towards the grand staircase and that's when you realise, this is a very special house indeed.
Most of the ground floor is taken up by the large open plan reception rooms encompassing the living room and formal dining space. The living room is a statement in modern style, dominated by a huge original fireplace complete with a roaring open fire. Chic contemporary furniture gives the room a bright and welcoming feel, and three large sash windows offer a bird's eye view of the gardens and river beyond. Original window shutters give a sense of period glamour. For those family movie nights, a Sony SMART Flatscreen 3D TV with Freesat, Amazon Prime Video & a Sony Blu-Ray DVD Player is provided. There's a Bose Sound Touch Multi Room System covering most of the house which can also be used for Bluetooth music streaming. For any musicians in your party there is a fabulous Yamaha U1 piano. And to keep the kids happy a Playstation and traditional board games are available too.
Wander through to the stunning formal dining room, a lesson in understated elegance with its blend of modern and traditional styles. At the heart of the room is a magnificent 10-foot Irish linen table dating back to the 1700s. An antique French Vitrine dresser and large period mirror complete the look. Another large original fireplace provides the perfect backdrop to a special candlelit dinner. This is the sort of dining room you'll want to dress up for!
Make your way down to the lower ground level to discover a charming country kitchen complete with an informal dining area; just the place for a late night catch-up over a bottle of red. Underfloor heating keeps this room nice and toasty and another exquisite stone fireplace and antique butchers block adds traditional character. All the expected mod cons are provided within the Neptune bespoke kitchen including a dishwasher, Stoves range with induction hob, Panasonic combi microwave oven & grill, De Longhi coffee maker and SMEG fridge/freezer. An antique Belgian Bakers cupboard offers plenty of storage and original stone window seats offer a place to rest while rustling up a family roast. A further TV and DVD player are provided in this cosy kitchen.
The lower ground level also has a handy cloak room, laundry room with washer/dryer and boot room. If you have the family dog with you this area has direct access from the back door, so it's the perfect place to dry them off after a walk in the hills.
Back up to the ground floor to discover the first of four bedrooms, the Library room. All of the bedrooms in Lawn House feature the finest sumptuous fabrics and furnishings. This charming room features a king size French bed with Loaf mattress, exposed floor boards and soft peaceful colours. A quirky touch with the bedside tables which are Hungarian milking stools and an old typewriter and Nickel floor lamp are your bedside lights. Solid oak bookcases line the walls of the snug area in this room offering a host of reading material, and a comfy antique French armchair from which to enjoy them. Art lovers will appreciate the large original piece by renowned Norfolk artist Jo Lawrence, acclaimed for her 'Turneresque' landscapes. Framed book pages add further character and interest.
The remaining three bedrooms in Lawn House are set on the first floor at the top of the beautiful wooden staircase. The breath-taking master bedroom offers uninterrupted views of the river and Yorkshire Dales from two large windows. The fabulous super king-size bed boasts a Hypnos mattress, Hungarian goose down feather topper & duvet with beautiful White Company bed linen. An original fireplace and huge en-suite add to the wow-factor in this room. The en-suite bathroom has a large bath with marble surround and shower head attached to the taps. We're particularly fond of the super-wide floorboards in here.
The third bedroom sits at the front of the house, another lovely room with a contemporary handmade king-size canopy bed commissioned by the owners and made by an artisan blacksmith. This room interconnects via a lockable door with the fourth and final bedroom, a charming twin room which can also be set up as a king-size double room if preferred. A bespoke wooden headboard designed and made by local craftsman using reclaimed floorboards from an old Lancashire cotton mill give this room real character and substance. All of the bed linen is again of the finest quality. This room can also be accessed from the landing. Please can you confirm how you would like the 4th bedroom making up by email to Gorgeous Cottages. If we don't have any notification it will be set as a twin.
The family bathroom sits next door, a spacious and grand room with traditional his and her sinks, a large cast iron bath tub and a separate walk in shower with power shower. Open the window, run yourself a long hot bath, sink in and enjoy the river views!
In addition to the gorgeous interiors, Lawn House offers much within its extensive grounds to enjoy. Step out of the back door onto the terrace, with views across the large lawned garden and down to your private river frontage. There's an additional paved terrace set right by the river complete with a circular rattan sofa so you can chill with the sound of running water below, sheer heaven on a warm summer's day. An Indian Kadai fire-pit allows you to extend your time outdoors well into the evening. Snuggle up under a blanket and watch the sun set over the hills with the sights and sounds of Yorkshire wildlife all around. The Kadai can also be used as a BBQ.
To the front of the house is a large cobbled area providing off road parking for the whole family.
Please note due to the extensive grounds the gardener visits Lawn House every week on Mondays. As the house sits on the River Swale, children must be supervised at all times.
There is a security deposit of £350 to be paid direct to the owner 48 hours prior to your arrival.
Lawn House has a breath-taking location set on the banks of the river Swale in the heart of the Yorkshire Dales National Park. Nestling within its own private grounds, the surrounding countryside is nothing short of spectacular. Without doubt one of the finest locations of any holiday home in Yorkshire.
Lawn House is set just a few miles from the charming village of Low Row which happens to be home to one of the best Gastro Pubs in Yorkshire, The Punch Bowl. It's an excellent option for lunch, dinner or a slap-up Sunday roast and is within walking distance from the house (Just under 1.5 miles). Nearby Reeth is another beautiful Dales village set around a large village green and offers lots more choice for eats with several pubs, cafes and a great restaurant on offer.
Just beyond the village is the stunning countryside of Swaledale. The scenery all around is real picture-postcard stuff, with ancient old dry stone barns peppering the dramatic hills and valleys. May sees the annual Swaledale Festival, two weeks of amazing music, art, walking and culture and the delightful Muker show in September is another calendar highlight.
This area of the Dales is also particularly renowned for its spectacular wild flower meadows in the Spring. People come from all over the world to see the fields come alive with every colour under the rainbow, a unique phenomenon due to the fact that the local farmers don't use chemicals on the fields. But every season has its charm, from the lush green summers to the dramatic and beautiful winters. And with no street light pollution for miles around the stars at night are dazzling.
It's a true walker's paradise here and there are some beautiful walks literally from your doorstep. The circular walk around Blades is lovely and the famous Coast to Coast route passes nearby.
And of course, this is supreme cycling country with the recent Tour De France passing just beside Lawn House. Why not challenge yourself and some friends to take on the mighty Buttertubs Pass, just a few miles away.
We also recommend taking a tour of the Swaledale and Arkengarthdale Dales Trail, a circular route which takes you through some of the most dramatic scenery in the UK. This land of Viking place-names, waterfalls, rivers and ravines is like nowhere else on the planet, don't forget to take the camera. And on the way back down you can stop for lunch at The Tan Hill (highest Pub in Great Britain) or head on round to the fantastic CB Inn a real foodies pub with amazing views.
The handsome Georgian town of Richmond is also within easy reach and a great option for a day trip with its castle, restaurants and independent shops. We also recommend the circular walk from Richmond Station along to Easby Abbey and back.
