Olliver House is an incredibly special property. Dating back to the mid-19th Century, this Victorian farmhouse was once the family home of the Earl and Countess of Ronaldshay. Subject to a complete and extensive refurbishment, it oozes that elusive mix of classic style and contemporary comfort. Antique furniture sits contentedly alongside modern pieces and artwork, flagstone flooring enjoys underfloor heating and every room has that soft Farrow and Ball appeal.
Ready to start exploring? Let's start with the ground floor and the heart of the home, the sumptuous drawing room. This generous sophisticated room welcomes you like an old friend, wrapping you in a friendly warm embrace. Settle down by the large open fire with a glass of something fizzy, time to enjoy good company and conversation. This room leads to the conservatory where you can take in the extensive gardens and evening sun.
For the younger ones, and the grown-ups too, there's an additional games room to escape to. Set beside the kitchen this comfortable room features a TV and large L-shaped sofa to snuggle down on. SKY, Amazon Prime Video and Netflix are available. Board games and cards are provided for some traditional off-line fun. Wi-Fi is of course available if you can't drag the teens away from their devices. A Sonos sound system provides the background music throughout downstairs.
Downstairs is also home to the kitchen and dining areas. As you would expect with a house of this calibre, the kitchen is a good size and comes with all expected mod cons. Take delight in the sleek worktop, made from honed Zimbabwean granite. In addition to the AGA you'll find a SMEG cooker with ceramic hob, a huge American-style fridge freezer, dishwasher and microwave. A further utility room provides an additional fridge/freezer, perfect for storing drinks as well an additional dishwasher very useful the morning after a special dinner. A laundry room on the first floor houses a washing machine, tumble dryer and ceiling mounted clothes horse.
Olliver House offers you the choice of several different dining areas. For informal occasions like breakfast and lunch the large farmhouse dining table in the kitchen is perfect. French doors open out onto a courtyard where an afternoon G & T is a must in the warmer months. Just through from here is the breakfast room, offering a further light-filled space for dining and within sight of the kitchen table. A great option for children, or vice-versa, when you're looking for a more peaceful dining experience.
For those special occasions, and when you want to gather everyone together to dine and have fun, the formal dining hall is waiting. A large extendable dining table will accommodate everyone, while flagstone flooring and a wood-burning stove lend grandeur and warmth.
Downstairs also includes a boot room, perfect for drying off those muddy walking boots after a day's hiking across nearby Swaledale. You'll also find two handy downstairs cloakrooms.
Olliver House has 9 delicious bedrooms to choose from, each one with a super comfortable bed and classic elegant look. As this is a large house with lots of bedroom and bathroom combinations, we'd recommend taking a look at the floorplan to get your bearings. Here's an overview.
Bedroom 9 is a twin room located on ground level. This room has access to its own bathroom with a large walk in shower. There are a further 8 bedrooms on the first floor.
Bedroom 1 is the magnificent master suite encompassing a large bedroom with a super-king size bed and charming window seat with views across the gardens and beyond. It has access to a generous bathroom with freestanding bath and separate shower. Bedrooms 2 and 4 are both charming twin rooms with 2 full size beds. They share access to a bathroom with a large free-standing bath and separate walk-in shower. Bedroom 3 boasts a further super-king size bed with an en-suite shower room and loo.
Bedroom 5 offers another super-king size bed which can also be configured as two singles. This room enjoys an en-suite bathroom with a gorgeous roll-top bath. Bedroom 6 is another twin room which shares a bathroom with bedroom 7, a sweet little room with a full size single bed and trundle pull out bed below. This room will accommodate two people comfortably. The final bedroom on this floor is pretty bedroom 8 (accessed via the laundry room). It features a double bed and en-suite bathroom.

Roam Alice in Wonderland style taking in the sights and sounds of an English country garden. Garden furniture is provided so you can grab a glass of champagne and settle down for your evening sun-downer.

Olliver House is in a wonderful location, equidistant between the historic market town of Richmond and the pretty village of Gilling West. Walk to Gilling via the off-road path and you have the choice of two lovely village pubs.
If you're a bit of a foodie there are several excellent dining pubs in the area and an award-winning Deli, tea-room and farm shop is also just a few minutes' drive from the house. Lots more options in Richmond too.
It's also the perfect location if you enjoy walking or cycling. There are lots of beautiful walks from the doorstep and in fact the village is well-known as a great starting point for walking - seasoned walkers come from miles around to set off from here.
This stunning large luxury property is just a mile away from Richmond, an historic market town with much to offer the discerning holiday-maker. Within walking distance, explore the cobbled market square or head up towards Richmond Castle for a slice of Yorkshire history. The Station in Richmond is a stunning Victorian building which holds an art gallery, cafe, cinema and local artisan shops, well worth a visit. You can go on a lovely circular walk from here along the river and back.
Just a short drive through Richmond takes you into the heart of the Yorkshire Dales proper. Head up towards Reeth and on towards Hawes in Wensleydale for a true taste of this magnificent countryside. Stop at the Wensleydale Heiffer for lunch before heading back to the comfort of your beautiful holiday home.
North of Olliver House is the charming town of Barnard Castle. Recently listed as one of the top 10 places to live in the UK, it's a pretty little place with a host of shops, cafes and pubs to explore. The excellent Bowes Museum is here and is well worth a visit. And as the name would suggest there's an historic castle to explore too.
Further south, you'll find the pretty market town of Northallerton where handsome Georgian houses line the long main street. The wonderful Betty's Tearooms is here as is a fantastic local deli, Lewis & Cooper's Food Emporium and of course the quintessentially Yorkshire department store of Barkers.
To take in the North York Moors head further south still and brave it up Sutton Bank, the view from the top said by some to be the finest in all of England. The gorgeous market town of Helmsley makes for the perfect pit-stop and if you feel like something special for lunch make your way to the Star Inn at Harome.
And if you feel like a spot of pampering, there's also a fantastic Spa just a few miles down the road. With less than an hour's drive to the coast and the City of York it's an ideal basecamp from which to strike out and discover these unique Yorkshire locations. Reeth and the stunning landscapes of Swaledale and Arkengarthdale are within easy reach. It's also well placed for a day trip over the Lakes if you want to explore that area too.
